Do You Know How Much Your Property Should Actually Consume?

A 20% reduction in energy consumption alone does not indicate whether the property is anywhere near its optimal performance level. The first step is to determine a data-based target consumption level that reflects the building’s technology, energy class and actual use. Simply comparing utility bills is not enough.

 

We use energy performance certificates (EPCs), technical baseline data, consumption and indoor condition measurements, and building automation data. These are combined with systematic analytics and continuous monitoring and compared against a broad data set, E-values and energy performance classes.

 

If the target is not achieved, we do not simply attribute it to external conditions — we identify the root causes and define concrete corrective actions. We measure to understand and improve, not just to report.

Every Building Is Unique — Energy Management Should Be Too

The building systems of new and renovated properties are complex, and solutions differ from building to building. Maintenance teams should not have to guess whether valve positions are correct, control logic makes sense or automation systems are properly optimized.

 

We solve practical challenges such as ventilation supply air temperatures and control limits, room controller settings for heating and cooling (preventing simultaneous heating and cooling), heat recovery efficiency and functionality, and automation system settings and schedules such as night and weekend operation. We also consider the interaction between solar power, heat pumps, EV charging systems and other building technologies.

 

Our approach is always based on the property itself: we analyze how building systems actually operate rather than relying solely on documentation, identify root causes rather than symptoms, and, when necessary, add measurement equipment and train both users and maintenance personnel.

Turning Energy Consumption into Financial Results

INNA’s ESG reporting is produced using our own platform, allowing us to combine consumption data with a wide data base and all other relevant property data. By also considering the tenant’s business operations, we are better able to understand deviations in consumption.

 

We link consumption data with lease agreements, occupancy rates and cash flow. Changes in water consumption, heating and cooling are explained with reliable data, and we calculate the direct financial impact of energy and water consumption on operating margin and net yield.

 

Energy efficiency and low-carbon performance are directly connected to business decisions, investment prioritization and risk management, while sustainability work is integrated into ESG objectives such as GRESB, EU Taxonomy and CO₂ reduction pathways.

 

Savings can reach hundreds of thousands of euros. Often they stem from surprisingly everyday issues, such as incorrectly installed electricity meters, miscalculated water charges or poorly configured automation systems.

Good energy efficiency does not mean poor indoor conditions — quite the opposite. When a building operates as designed, it becomes a comfortable place to live and work. Excessive energy consumption is often a sign of poor indoor conditions.

Investment Roadmap: A Path Toward an Energy-Efficient and Profitable Property Portfolio
