With 20 years of experience in property development and commercial leasing, INNA Leasing Manager Tapio Reponen has learned that successful leasing starts with understanding the needs on both sides of the table.
After building his career working for property owners, Tapio moved into a service provider role in 2023. His background gives him a strong understanding of what owners expect from their commercial properties, as well as what tenants need from their premises to support their business.
Active leasing driven by customer needs
Every leasing situation is different, and there is no one-size-fits-all solution. Tapio is particularly motivated by finding solutions that work. His starting point is always understanding what the customer truly needs from their premises.
From the property owner’s perspective, the aim is to increase property value through occupancy and cash flow, while new uses for the property can also open up opportunities. At the same time, it is essential to ensure that the tenant’s premises work in practice and support their business.
This approach is also at the heart of INNA’s leasing service. Commercial leasing is about much more than marketing vacant premises. It is an active process that brings together the property’s objectives, market insight and tenants’ changing needs. The goal is to find the right users for the right premises and actively move the leasing process towards an agreement.
The best part of the job is seeing both the owner’s and the tenant’s objectives achieved and the negotiations result in a successful lease”
INNA’s new AI tools also support leasing by helping streamline and speed up different stages of the process. However, AI cannot bring a lease negotiation across the finish line. That still requires people, market expertise and the ability to understand the objectives of both the owner and the tenant. At its best, AI frees up leasing professionals to spend more time on exactly what matters most.
“The best part of the job is seeing both the owner’s and the tenant’s objectives achieved and the negotiations result in a successful lease,” Tapio says.
Experience across a wide range of occupiers and premises solutions
Throughout his career, Tapio has worked with a wide variety of commercial premises and leasing situations. He has been involved in leasing premises to international companies in central Helsinki, leasing an entire office building to a listed company, finding premises solutions for successful restaurants, and several hotel projects on the landlord’s side.
Hybrid work, more efficient use of space and changing ways of working are challenging traditional premises solutions, but at the same time they are creating plenty of new opportunities”
This broad experience is particularly valuable in today’s changing commercial property market. For Tapio, the transformation of commercial premises is one of the most interesting developments in the industry.
“Hybrid work, more efficient use of space and changing ways of working are challenging traditional premises solutions, but at the same time they are creating plenty of new opportunities,” he explains.
